Terms of Service

The service described in this document is provided by ParcelDeed Ltd., a Colorado limited liability company ("ParcelDeed," "we," "us," "our"). When these terms refer to "you," they mean the individual or entity that has registered for or is using the service.

ParcelDeed provides subscription-based software tools and intelligence reports for residential real estate operators. Services include, but are not limited to, distressed property data digests, rental comparables, neighborhood market reports, vacancy listing syndication, probate and eviction lead reports, and other intelligence products based on public records and publicly available data sources.

The specific features available to you depend on the subscription tier you select. Features may be added, removed, or modified from time to time.

To use the service, you must create an account. You agree to provide accurate, current, and complete information at registration and to keep your account information up to date. You are responsible for safeguarding your account credentials and for all activity under your account. Notify us promptly at josh@parceldeed.com of any unauthorized access.

Access to the service is provided on a monthly subscription basis. By subscribing, you authorize ParcelDeed and our payment processor (Stripe) to charge your designated payment method on a recurring basis until you cancel.

Current pricing is published on parceldeed.com. We may change subscription prices upon 30 days' notice to existing subscribers, delivered via email. Continued use after the notice period constitutes acceptance of the new pricing.

Your subscription automatically renews each billing period unless you cancel before the renewal date. You can cancel at any time through your account dashboard or by emailing josh@parceldeed.com.

We do not provide refunds for partial billing periods. If you cancel, your subscription remains active through the end of your current billing period and will not renew. Refunds may be issued at our discretion in cases of billing errors or extended service outages caused by ParcelDeed.

You agree not to:

• Resell, redistribute, or republish data obtained through the service without our prior written permission
• Use the service to harass, intimidate, or harm any individual or entity
• Attempt to gain unauthorized access to the service or to other users' accounts
• Reverse engineer, scrape, or systematically extract data from the service
• Use the service for any illegal purpose or in violation of any applicable law
• Share your account credentials with others or allow third parties to access the service through your account

The service aggregates information from public records, public listings, and other publicly available sources. While we work to surface accurate, current data, we make no warranty that information is current, complete, or error-free. You are solely responsible for independently verifying any information before making business, investment, or operational decisions based on it.

The service, including all software, data presentations, user interfaces, designs, written content, and branding, is owned by ParcelDeed and protected by intellectual property laws. We grant you a limited, non-exclusive, non-transferable license to use the service for your own internal business purposes during your active subscription. This license terminates immediately upon cancellation or termination of your account.

We may suspend or terminate your access to the service at any time, with or without notice, if you violate these terms or if your conduct may, in our reasonable judgment, harm ParcelDeed, other users, or third parties. Upon termination, your right to use the service ceases immediately.

These terms are governed by the laws of the State of Colorado, without regard to conflict of laws principles. Any dispute arising out of or relating to these terms or the service will be resolved exclusively in the state or federal courts located in Denver County, Colorado, and you consent to the jurisdiction of those courts.

We may revise these terms from time to time. Material changes will be communicated to active subscribers via email. The "Last updated" date at the top of this document reflects the most recent revision. Continued use of the service after changes take effect constitutes acceptance of the revised terms.
